Building Trust With A REALTOR® In The Calgary Housing Market

The Calgary market is moving extremely fast… and let’s face it, you’re not buying a handbag or designer tie. You’re buying a house. It’s a big deal, and you are spending a lot of money.

A large part of buying a home involves understanding the current market you are facing and being prepared to act effectively. Calgary is experiencing a growth spurt. Net migration and job creation are presently fueling the housing market, which means there are more buyers than there are present homes available. We are breaking sales and price records month after month and inventory is sitting at all time lows. In market conditions such as these, it’s more important than ever to build a trusting relationship with your REALTOR®. If you do not feel completely comfortable with the advice your REALTOR® is giving you, you should find another one to work with. It’s that simple.

You may feel pressured to buy quickly in this marketplace. However, you may find some comfort in knowing that it’s not just YOUR own REALTOR® giving you the advice that you need to make quick decisions, it’s all of us across the board. Gone are the days of “sleeping on it”, as hot properties priced competitively, will sell overnight “while you are sleeping”. This is not false hype or a sales pitch, but simply the reality of our market right now.

You NEED to feel as though you are properly educated and prepared by your REALTOR® in order so that you may make these quick decisions confidently. There is a huge difference between paying fair market value for a home and getting ripped off in a hot market. Work with an agent that knows the difference, can work quickly on your behalf, and won’t let you overpay just to “get a deal done” and sell a house. In five to seven years, when it’s time to sell that same house, ideally, you want to make some money.

As a long-time resident and Calgary REALTOR®, my job is to help you find the home that is perfect for you, not just for today, but also in the long run. Before we head out to look for homes, I will arrange a meeting with you so that we can get to know each other a bit better. This is your opportunity to talk about all the things you want — and don’t want — in a home, ask questions about the process and get to know me as a person. Once we begin to look at listings, you will feel confident that we are looking at homes and neighborhoods that are right for you, and at the same time, realize that I am looking out for you, and protecting your best interests every step of the way.

In a hot market, the most important thing to remember is that you don’t have a lot of time. There may be several other people looking at the same property as you are, and can only afford to buy as much as you can. You want to get your claim on your dream home as quickly as possible. This concept of acting quickly can be somewhat daunting, but finding the perfect home for you only to lose it before you can even put in an offer can be heartbreaking.

Being educated by a professional REALTOR® in this situation is essential and they can help you buy some time, but only if you trust their lead.

I won’t try to sell you a home you don’t want, and I will never push you into a purchase that you aren’t comfortable making. My goal is to find your perfect home quickly and help you secure the sale. That’s why building rapport and a strong relationship ahead of time is so important. The better I can understand your needs, the faster we can find your home and get you to where you want to be.
